Many agents are not educated on how to do a market analysis and tend to list your home high to get the listing of your property with the plan to do a few price improvements, price reductions and negotiate down. Overpricing your home by as little as 3% above the competition can cause buyers to pass on making an offer on your home. I did a study of our market and found that homes that are overpriced stay on the market at least 45 to 60 days longer and ultimately net less than homes marketed for sale at the same time at the right price. Be sure to get a detailed comparative market analysis (CMA) from your agent. A good detailed comparative market analysis (CMA) will include a list of sold properties in the same neighborhood in the last 3 months and show a low, middle, and high price per square foot. Your agent should be able to explain to you where your home falls in that range in comparison to other home on the market for sale, under contract, and sold in the last 3 months.

We always recommend you research the agents sold history in the last 3 to 6 months, the quality of the home photos that will be used to market your home, their personal website used to attract buyers to your home, and their marketing plan to see how well your home will competes online with the agent.
